Terms of Use

1. What this Site is

The Site is a teaser and interest-registration page only. “Codename Secret” is an interim working name used for the campaign; it is not necessarily the name under which the Project will be launched, registered or sold, and it is subject to change without notice.

The Site exists so that you may tell us you are interested and so that we may contact you when the Project is launched. Nothing more is being offered through it.

2. No offer, no contract

Nothing on the Site — including any image, text, price indication, plan, amenity description or the enquiry form — constitutes an offer, an invitation to offer, a solicitation, an advertisement for sale, or a contract of any kind.

Registering your interest gives you no right, title, interest, claim, allotment, priority or entitlement of any kind in the Project or in any unit of it. No booking is created and no unit is reserved. Any transaction, if it happens at all, will be governed solely by a separate written application, allotment letter and agreement for sale executed between you and us, and by nothing on this Site.

3. RERA

The Project will be marketed and sold only in accordance with the Real Estate (Regulation and Development) Act, 2016 and the rules and regulations made under it. Registration particulars, where and when applicable, will be published on this Site and on the MahaRERA portal at maharera.maharashtra.gov.in before the sale or marketing of units.

No booking amount, advance, token or payment of any nature is being invited or accepted through this Site.

4. Intellectual property

All content on the Site — including the campaign creative, photographs, artwork, typography, graphics, layout, text, logos and marks — is owned by or licensed to [Developer Legal Name] and is protected by copyright, trade mark and other laws.

The photographs appearing on the Site, including any images of persons, are used under licence or with the consent of the rights holders. They may not be extracted, reproduced or reused for any purpose.

You may view and print pages of the Site for your own personal, non-commercial reference. You may not otherwise copy, reproduce, republish, distribute, modify, frame, scrape, data-mine or create derivative works from any part of the Site without our prior written permission.

5. Acceptable use

You agree not to:

• Submit false, misleading or third-party details, or impersonate any person
• Submit another person’s contact details without their consent
• Use the Site for any unlawful purpose or in breach of any applicable law
• Introduce any virus, malicious code, or attempt to gain unauthorised access to the Site, its server or any connected system
• Use automated means to scrape, harvest or bulk-submit data to the Site
• Interfere with the proper working or availability of the Site

6. The details you give us

You confirm that the details you submit are true, accurate and your own, and that you are at least 18 years of age and competent to contract.

By submitting the enquiry form you consent to being contacted as described in the form and in our Privacy Policy, including by call, SMS, email and WhatsApp, and including where your number is registered on the DNC / NDNC register.

7. Third-party services and links

The Site links to and may hand your enquiry over to third-party services, including WhatsApp. Those services are operated independently and are governed by their own terms and privacy policies. We are not responsible for their content, availability, or the way they handle your data.

8. Availability of the Site

The Site is provided on an “as is” and “as available” basis. We do not warrant that it will be uninterrupted, timely, error-free, or free of viruses. We may modify, suspend or withdraw the Site, or any part of it, at any time and without notice.

9. Limitation of liability

To the fullest extent permitted by law, we and our directors, employees, agents and channel partners shall not be liable for any indirect, incidental, special, consequential or punitive loss, or for any loss of profit, business, goodwill, opportunity or data, arising out of or in connection with your use of the Site or your reliance on any content on it.

Nothing in these Terms excludes or limits any liability that cannot lawfully be excluded or limited.

10. Indemnity

You agree to indemnify and hold us harmless from any claim, demand, loss, liability or expense (including reasonable legal fees) arising out of your breach of these Terms, your misuse of the Site, or your violation of any law or the rights of any third party.

11. Privacy

Our handling of personal data is described in the Privacy Policy, which forms part of these Terms.

12. Governing law and jurisdiction

These Terms are governed by and construed in accordance with the laws of India. Subject to any statutory forum prescribed under the Real Estate (Regulation and Development) Act, 2016, the courts and tribunals at [Pune], Maharashtra shall have exclusive jurisdiction over any dispute arising out of or in connection with the Site or these Terms.

13. Changes to these Terms

We may revise these Terms at any time. The revised version takes effect when published on this page and the “Last updated” date will change. Your continued use of the Site after that constitutes acceptance of the revised Terms.
